Where is UGA when you actually need him?

Hey UGA, I gots questions for ya! We are searching for some acreage in Georgia, and could sort of use a native guide... but you're the closest that I have. Say we want 20-40 acres in the middle of nowhere, mountain view would be nice, but under $2,000 an acre would be better.

Been searching around Macon, and I haven't really fallen in love with anything. Saw a really nice bit of land near Warner Robbins at Swifton Mill, but they have parceled it out really bad, including the piece I wanted. There is some beautiful stuff in the north part near Blue Ridge, but it is way out of our range for too little land.

Where should we look?

Any land north of Atlanta is gonna cost ya a good bit. Also, Macon and Warner Robins are referred to as Middle Georgia. They only have a lot of flat farm land there. Most of it is not too different than Northern FL. Not sure you can get both cheap and mountains in GA. I live near a town called Jackson. It's half way between Atlanta and Macon on I-75. I like it, b/c I can be most anywhere within an hour.

If you want middle of nowhere and cheap, look past Athens in the Oglethorpe area. Pretty close to the SC boarder. Not sure if you can still find $2K and acre, but much cheaper than most other places.....and it is REALLY in the middle of nowhere.

Hey Dan, I have seen some properties there in Oglethorpe and Pulaski County, and Ware county, and prices were between $1,500 and $3,000. Here are the biggest killers, I need running water, and what some of these people call a stream is less than a trickle. I need an average wind speed of 10 mph, and Atlanta is so far the only place that has that, at the other end of the scale, most places south of there average half that. So, while a mountain view would be sweet, it isn't at the top of my list of needs as much as would likes.

And while it sounds really odd and picky, we are going to go off grid, and will be using wind and hydro in addition to solar to run things. Just because I want to live cheap in the middle of nowhere, doesn't mean I want to give up my big flat screen tv and cable and computers.

More power to ya. No pun intended.

It's a big state with lots of nowhere. I'm sure you can find something that will work for you.

Yeah, I'm sure we will too, it's just a matter of where and when. Here's one place I found, but won't even bother to call on- http://www.georgialandforsale.com/65stoney.htm

Here's the one I really liked too, but the one parcel I wanted was sold, and it looks like it might get a bit cramped- http://www.landandfarm.com/lf/s/63/swifton_mill_plantation.asp

Here's one I like, but a bit steeper than I'd like- http://www.galandforsale.com/showListing.php?type=property&id=1733#

And another place near Macon- http://www.landflip.com/land.asp?listing_id=14994

But to be honest, the only thing I know about Macon, is that old movie the Jethro Directed, Macon County Line. Every time I've been through there, I've made a wide detour around Macon.

honestly it's going to be very hard to find something that cheap. macon and warner robins are nowhere near the mountains. it would take a couple of hours to reach the appalachian mountains, as they are north of atlanta. the city of macon is located in bibb county, which is different than macon county. the city is about half an hour north of warner robins. the county is southwest of warner robins.

Why Macon might I ask?
I really don't care where, I don't know much about Georgia to have a preference, and the where really isn't too important. I would however, like to stay close to my home, and that area isn't too far off. I spent an afternoon in Valdosta years ago and really enjoyed the scenery, so that area crossed my mind too. Ok, so I was passing through, and spent several hours at a strip club, but still... it was a really nice club :)

And UGA... Thanks for chiming in really late, your timing is impeccable ;) Like I said, I don't need the mountains, but they are pretty. And considering where I'm from, any small hill is as good as a mountain, ya know? It's like going from dating a flat chested girl to a girl with a B cup. While not really huge, it's still a big difference :)

Other things I need to consider as well, is work. I know Atlanta is a huge place, and work is likely to be abundant there. But I really hate going through there, and will avoid Atlanta if I can. It's not the city I don't like, as much as the roads and traffic. The place I grew up wouldn't even fill a suburb of Atl.

But back to the work, I checked out some of the job boards for different areas, and Savanah actually seemed to have a lot to offer too. Now, I've been through there a lot too, but never spent any quality time there. But it seemed really nice.

So where really isn't too important as what is it close to. As it is now, I will work in Jacksonville, Daytona, and Miami, and will end up driving between 1-3 hours or more to a gig anyways. My buddy in Miami mentioned wanting me to come back and shoot with him, my regular in Daytona is back, and I hate driving through Jacksonville almost as much as Atlanta... so we won't worry about Jacksonville :)

Ok, on second thought, I do sort of have a preference... Years ago, I was up there to check out a property in Powder Springs, N.W. of Atl. I pulled into a Gas Station and asked the guy
"What's there to do around here for fun?"
"Like whut?"
"I don't know... sex, drugs, rock n' roll?"
"Well, we don't have none of that here, you'll have to go on up to Buckshead for that."

I don't want to be anywhere near that place!

lol. I work in Buckhead. It's a little north of downtown Atlanta, but still inside the Perimeter. It's where all the clubs where at one point, but most of that has been run out by the city and its just a lot of over priced old homes. At least the ones that have not been bulldozed for huge condos and high rises.

I live about 45ish mins from the Thomaston property you listed. It's a really nice area. The old town of Thomaston still has a small town feel to it, although they do have a WalMart. Much more hills there than when you get south of Macon. It's flatter than that first girl you mentioned dating.

Thomaston would be about 1.5 hours from most of Atlanta, and prob 3 from Savannah if I had to guess. It's closer to the I-16 split than the properties south of Macon, so I bet you could get to Savannah faster from Thomaston than those other properties.

Right now, I'm betting I'd be better off closer to Savanah and Jacksonville. It's funny, I ran through Craigslist as a sort of Litmus test. Savanah had a lot more job postings than Macon (Where most of the jobs were in Atlanta, same with Athens), and most of those were in Jacksonville. The rest of those areas were really dead.

dig a well and a big hole :)

under 2 grand an acre is kinda tough for a parcel that small... But, you can find some stuff. Generally, I tend to think that land in Georgia and Alabama and around there is too expensive when it gets up above 2 grand an acre... But, seems to be increasingly more difficult to find at that price. Water will up the price for sure.

one thing you have to consider when purchasing land with a creek is the possibility of flooding. a couple of months ago georgia had some flooding, so if you're next to a substantial creek in a fairly flat area....not good. you'll want to research the floodplain for the properties you're looking at.
