"Vegas low on memory" while trying to render

I keep getting "Vegas low on memory" while trying to render. I have a 24GB de ram, quad core, ssd, etc computer and it's impossible it won't handle a 1 minute render with NO effects. Any idea on how to fix this?
 
How much room on the hard disc where the Vegas temp directory is located and how much room on the target hard drive and what else do you have running at the same time. If you have Photoshop open it may be using most of your memory !!!
 
Go into the Task Manager and see what the performance of your hardware is. Is it really maxing out RAM when it renders?
