What are things to discuss with location owner?

I know this varies with film projects but what are the main things to discuss with location owners?

This will be my first time contacting a location owner for my short film and I really don't know what to say them.

LOCATION OWNER: Hello

ME: Hello, I found your number through a location agency. I was wondering if you are interested in us filming in your property?

LOCATION OWNER: Maybe

ME: We'll offer you £200 for every 2 hours

LOCATION OWNER: Alrighty!!!!

I mean do I right away mention fees, ask them for fees, explain my film... Arghh.....Help guys
