I'm used to asking businesses about filming in their spaces, but how do you approach normal houses and ask to film there? It's a far larger inconvenience and I'm curious what the "normal" procedure would be.
Offer a location fee, have production insurance and have them sign a release. Make sure they know how many people are on the crew and how much equipment you are dragging into the house. Did I say offer a location fee?
You might want to have them allowed to be there during shoot, so they feel more relaxed....unless you guys are clumsy and oafish...then keep them far away.
It varies so much as to be pointless to even speculate. I've rented mansions in beverly hills for $2500 per day, while other wanted $15K per day for the same things. I've rented beach houses for $500 per day - and a convenience store once for a couple hundred plus the promise of feeding my crew from it. It's whatever deal you can make - unfortunately this part really requires the skill of a salesman.
Just go do the best you can and leave it better than you found it.
Don't ever be afraid to just ask...The worst they could say is no. Also if you live in a "non industry" area like I do. Often the novelty of film production will also help you out.
Another great resource for locations is Model homes. Many home builders keep model homes, fully furnished with no residence in them. We have shot in some amazing model homes before.
