Render Issues with DVD project

So here's the deal.
I have a thirty minute project created in Vegas 11.
It's consists of MXF files processed by Raylight Ultra.
This is to be a DVD and chapters are created.
But when I try to render to MPEG 2, I get flickering, cutting back and forth from the image to black, sometimes with text.
The upshot is that I can't render this project in Vegas.
Never had this happen before.
Thought this could be the beginning of a HDD failure, but a computer guy (which I am NOT) assures me that's not the problem.
Anybody have a suggestion?
Meantime I shall try to render in DVD Architect.

Does it happen if you try to render using a different format/codec?

Would like to see a sample, if possible.

What exactly is the footage? Codec, frame rate/size, etc.

Does this also occur in preview? What happens if you pre-render the footage using the same template you use to render it out to DVD? Does the anomaly occur then as well?

By way of an update.
Cut and pasted project from Vegas Pro 11 to 10.
Lost all track FX as anticipated.
But the project is completed, finally.

Using Vegas Pro 11 this morning to edit an event (funeral).
A clip with no audio appeared on the timeline, and there were several very short spaces casuing brief flicking between several events.
But it rendered out to Mpeg4 cleanly.
Downloaded driver for video card late last week and have done several test renderes to .avi and Mpeg2 with success.
Had torubles with those formats earlier.
Maybe a driver issue after all.
I will stay in Vegas Pro 10 for the next while thought as confidence in 11 is weak.

What build version of Vegas 11 are you using ?

There have been three builds released to date, with the latest being build 511 for 64-bit Windows.
