Release from property owner I rent from?

I've searched the site but haven't found an answer to this one. I have a landlord and would like to shoot interior & exterior shots for a film inside the apartment I rent. Do I need the property owner's signed release or do I have renter's rights during my lease period that would include filming at this location?

Some of the landlords of my friends' apartments will be hard to track down, other states, etc so I need to know before shooting what our rights are as renters.

I shot a commercial for Wells Fargo bank, got the release from Wells Fargo, but was delayed during the shoot when the owner of the property in downtown L.A. said, "Nope, it's my property, my building; you deal with me. Wells Fargo just has a long term lease on the property".
