How to lock a location for a spec commercial?

I've been looking around the past couple of days for a house to use for a spec commerical, and the other day I finally found one. Before I take this leap of faith though, what is the best way to approach a family so they will consider letting you film at their house. The script I have is only about a page, and I'm currently a student.

Anyone have any ideas or experience with this?

I think that’s going to be a hard sell, if you don’t have anything to offer the family in return, other than possible disruption of their household and potential damage to their home, last time I did something like this I went to a furniture store that had showrooms, offered to shoot their showrooms for them (for free) so they could display it on their website, in turn I was allowed to use their sets.
