Hanging Hourglassing White screen

So I've removed everything that I can imagine may be causing Vegas Pro 10e to freeze, standard definition video mixed with HD etc, text.
Now this is about as simple as you can get with audio and video tracks, and a bit of test, some PNG graphics to add.
Things seemed to go swimmingly for a while, then the same action returns.
Screen goes white for no apparent reason, when timeline returns, any movement of the cursor sends the hourglass going.
Needless to say the producer is unhappy, as we stare down a deadline on this project.
Any suggestions are welcome.

are you running 64 bit or 32 Vegas? Machine config? XP? Vista? W7? How much RAM, etc.

I occassionally have this happen, sometimes it clears, like it did today, sometimes not. Save often and I even save new files, V1, V2, etc. Sometimes it does not properly save my last known save, so having a new version seems to do the trick. I have to say I don't trust Vegas, which is something I never felt about FCP. There's lot I like about Vegas, compared to FCP, but this crashing, out of the blue and for reasons that are known only to the programmers, are very frustrating.

So let's first make sure your setup is as good as it can get.

Not sure if this helps, but I've been suffering from cronic crashing every 10-15 minutes since version 9. I've learned to deal with it. Since I gutted the raid controller from my workstation last week, Vegas stopped crashing.. it was very refreshing. I have no idea how a dell perc 6/i / dell perc 5/i would affect a vegas installation, but it seems to have been my problem all along. I didn't even have an array running... the card was just idle in my workstation.

It's been known that NLE's, especially in windows, are sensitive to changes in hardware and software for what ever reasons. even a windows update can set you off into a spiral of doom.

I'd try a re-install first.

I have no clue of you comp specs, but there might be a hardware issue
Also consider a virus or malware might be causing unknown hell on your system.

I have had the exact same problem on my laptop. All previous versions worked great on XP, but apparently 64bit in VISTA (sigh) absolutely blows. Small projects, no problem, but Vegas on Vista just plain sucks.

I have a core i7 desktop that rocks Windows 7 and I run Vegas 10 on it with very few problems, BUT... Every once in a while when i try to render, it crashes for no reason. I make sure to save before hitting render because of this problem being so frequent. When I re-open the program, it renders fine, and does the rest of the session... Its just that first render that crashes.

This is why I am learning Premiere and plan to make the switch as soon as I am as competent with it, as I am with Vegas... I'm ticked off that Magic Bullet stopped supporting Vegas too, but I can't blame them.
