Just want to throw this at ya, see what everyone thinks

I need to make a 12 x 15ft room in the back of my house, separate from the house
so I can have my private space to edit nice and comfortable
I have gotten several quotes from several licensed contractors for labor and materials
lowest bid has been at exactly 5 grand for everything, others are at 6 or 7 grand
12x15 room
no water, only electricity
window ac unit
nothing fancy just a regular office looking kind of room
I am in texas, what do you guys think? does it sound about right?

Sounds great to me. In my neck of the woods, that would cost $12K - $20K (upstate New York).
Good luck with the room, sounds nice!

Given typical framing, the real difference in construction cost would be the required foundation. If you can get a permitted room addition for 5k with permits, foundation, electricity, a couple of windows, that is a bargain.

Have you gotten recent references for those guys and/or seen recent work they'd done for other customers? Does that include things like having plans drawn up, an engineering report, getting permits, etc.,? If the contractors subcontract out work are all the subcontractors they use properly licensed?

I know laws vary state by state, but in CA they are very strict with these sorts of things.
