Can you have a company's trademarks in your film w/o permission?

Have you thought of contacting Dunkin Donuts for permission? Who knows, they may even pay you. Companies pay big dollars to have their products placed in films. If you say it's possible it may gain wide distribution, and you're considering filming in front of Krispy Kreme instead, Dunkin Donuts may give you permission and money/donuts even to use their logo.

I am definitely considering it. I will do a work around in the script in the event that I can't get them to agree. I found a cool looking Mom & Pop Donut shop with a nice large glass window and a cool old school look to it. Should work well.
