Buying short screenplay

I recently found a clever short screenplay online and I've contacted the writer and they have agreed to sell it to me. I'll hopefully be directing the script as my thesis film in film school but I'm a little confused on how to make the deal with the writer. Does anyone know of any specific release forms that I can find online? I have the money to pay, I guess I just need to find out what to do legally.

You can write your own. Just metion full use in any way you'd like to use it.
Last one I signed was for the Tonight Show and it literally read "to use anyway in the universe."

certain verbage is not the requirement. Free use is.
