Best low cost mic for indoor shooting?

I'm making a feature and need some shotgun mic advice. I'm shooting in my apartment... there are hardwood floors and the building can get noisy. I need a mic that will capture as little off axis noise as possible for under 800 bucks. We're aiming for festivals and hopefully theatrical, but more likely home video. But I don't want shitty audio just in case we get booked into theaters.

Scroll through this forum, or do a search for "shotgun" This has been discussed a lot. My initial response would be the AT 4073, but there will be other opinions.

This board winner would be the Oktava MC012 Super cardioid capsule. But do some research, you'll find tons of info.

If it's noisy, then the Sanken CS-1 could be more appropriate...
