Kind of a broad question, but basically you need to find a co-operative animal, its owner (who knows that specific animal personality and needs), and a animal trainer with experience in film work, bring them to studio, and shoot
Film crew, equipment, lights and noise + animals are generally a bad combination, so you really, really need to contact a professional that can help with planning and guide both the animal AND MORE IMPORTANTLY, the crew on how to get your thing done smoothly. Even if the owner thinks he knows the animal and can handle it in set, if (s)hes not film professional, you need to get a person who knows the animals, how things go in a film set, and is able to take lead and educate your crew on how work around the animal. Animal trainer should have more authority than director or pretty much anyone on the scene, so its important it's not just some random animal lover.
