I should probably give a few more details about the script.

Cast size: 4
Locations: one apartment, hallway outside the apartment, stairwell, street outside the building.
Special effects: minimal, a scary monster costume is about all.

I left the tone intentionally vague. It could either be a playful tribute to classic monster film with some nice gore, or a darker noir-like piece.
