Recently needed upscale residential locations for a project.

Many local builders will cut deals with furniture stores and art galleries, completely furnishing their model homes in major developments. These make ideal locations, they're unoccupied! When approached, some have been amenable to allowing their use. Factors which helped included:

1. References - have real estate agent on your side.
2. Agreement to use only during off times when not usually being shown (coordinate with realtor).
3. Professional cleaning when finished (Got this donated for screen credit)
4. Local press mention - Builders are desperate for attention - anything that showcases/draws positive attention to their development a big selling point.
5. Roll in a psa for a local non-profit - Builder gets tax deduction for market value of the property rental as a donation to the 501c3 charity. Often worth extra media coverage as well.
6. Offer him shots for use in his advertising campaign.

While shooting, ham it up for passer-bys & the press, anything that draws positive attention. Have builder's truck in street scene, use builder as extra, you get the idea.

We shot "Unawakening" in a million-dollar model home, which they let us use for free, in exchange for credit.
